What do you need to know about the NSW Government’s Strata Hub?



The Strata Schemes Management Amendment (Information) Regulation 2021 (“The Regulation”) has put in place a requirement for the Owners Corporation of every Strata Scheme in NSW to disclose and maintain certain information via the new “Strata Hub”.


The Minister for Better Regulation and Innovation, Kevin Anderson, said, “The information stored in the Strata Hub will give purchasers and owners insights into the strata scheme and help them to make informed decisions about a building”. He said, “It will also allow the regulator to monitor each building’s ongoing maintenance and defect management.”


Initially, reporting requirements were confirmed for 30 June 2022, however, this deadline has continued to be extended over the course of 2022. The current guidance from the NSW Government indicates 31 December 2022 will now be the initial reporting deadline. It has, however, been confirmed that an educational approach will be taken to the reporting requirements for the first 12 months (i.e. until 30 June 2023 no penalties will be issued) as it appears the government are still debating not only the practicalities of reporting the required data, but also the legality of the regulation with regard to the distribution of private information.


The below table has been published by SCA. The table outlines information which is required to be provided and who is expected to have access to this information, however, at this stage our industry is awaiting formal confirmation from the NSW Government regarding the handling and distribution of this information.



The Strata Manager’s details cannot be used in lieu of Committee details. If your Strata Scheme has a Building Manager, you may consider putting them forward as the nominated Emergency Contact.


Clients of Strata Management Services NSW will see a motion on their next General Meeting Agenda which will:

  • Confirm the nominated Emergency Contact for your Strata Scheme

  • Delegate Strata Management Services NSW the function of uploading all information/documents required to comply with the Regulation.

The government have prescribed a $3.00 per lot per annum fee associated with the upload of data to the Strata Hub. Penalties will apply to Owners Corporations that do not permit their information to be uploaded onto the Strata Hub
